The site, on the corner of Uffmore Lane and Hagley Road, is perfectly situated for easy access to Halesowen town centre and all the amenities it offers.

Viewhome opening

William Ashley Developments is to unveil one of its new homes at Kings Gate where interest has been so great that many of the apartments and houses were sold long before construction work started.

The Kings Heath development has been one of the most eagerly anticipated building projects in south Birmingham largely because it boasts something for everyone at reasonable prices.

All apartments in the Courtyard have now been sold with only four in the Gatehouse remaining. There are also still opportunities to buy one of the magnificent four-bedroom townhouses in the development.

It is the apartments that really seem to have caught the attention of homebuyers thanks to the affordable prices. The four remaining units in the Gatehouse start at £159,500.

They boast two double bedrooms, “Jack and Jill” bathrooms and are equipped to a very high specification, including stylish, fully-fitted kitchen and audio entry system.

All the apartments come with allocated off-street parking and the development offers communal gardens for all the residents.

The townhouses at the heart of a city village are also likely to be very popular.

Each of the four-bedroom, three storey houses, which start at £284,500, comes with private gardens to rear and parking to front.

They are finished to a similarly high specification including ensuite shower-room to the master bedroom and a family bathroom.

Optional extras – dependent on the stage of construction - such as flooring, kitchen units, worktops and bathroom tiles mean buyers can arrange for a more bespoke style should they wish. The townhouses will be available for occupation in the summer.

William Ashley sales and marketing manager Alexandra Downes said: “Each home has been individually designed to meet demanding lifestyles in true style and come with a ten year Premier Guarantee build warranty.

“They really are superb homes that offer something for everyone. Kings Gate is at the heart of a thriving community with superb access to shops, supermarkets and Birmingham city centre. It is a perfect location with many local amenities.

“Kings Gate is within easy walking distance of two of the top schools in the country, while supermarkets, banks and the post office are practically on the doorstep.”

Moseley, with its cosmopolitan bars and restaurants, is only a mile away.
The developers believe the new apartments are an excellent option for downsizers, working and professional couples and sharers who are looking for a high quality home in a convenient location. It is likely that the houses will be of particular interest to families.
It is the little – yet significant - extras that have been drawing eager buyers to the development.

“Our bathrooms and tiling are all from Porcelanosa and the fully integrated kitchens include fridge freezer, washer dryer and dishwasher,” said Alexandra.

“Kings Gate is already proving very popular with the public as shown by the flurry of sales activity since the New Year.”

William Ashley are planning a launch weekend - register your interest to receive more details on 0121 688 8889, or visit www.william-ashley.co.uk/kings_gate

Sherborne Place popular in rental market

People who want the comforts of home with the flexibility of renting have been quick to reserve rental apartments at the new Sherborne Place development in Kitts Green, Birmingham.

William Ashley Developments are building nine two-bedroom apartments at 301-303 Meadway to take advantage of the proximity to the motorway and rail networks, Heartlands Hospital and local shops.

The apartments, all of which have two double bedrooms and both an en-suite and a bathroom, also boast allocated parking for residents in the landscaped courtyard.

Each element of Sherborne Place – such as the contemporary kitchens and Porcelanosa bathrooms – has been hand-picked to ensure a high-quality finish to each home.

With rental prices starting at £525 per month people not yet wanting to step onto the homeowners’ ladder are taking advantage of the modern new development, where apartments are available to rent on a six month basis initially.

“We have found exceptional interest in these properties and hope to have tenants moving into over half of the apartments by the end of construction in mid-April.

“It has proved a popular area with the hospital and local shops close by and excellent links to central Birmingham from Lea Hall station and via the A45 Coventry Road. It’s also very handy for Solihull and the NEC.”

Alexandra Downes, Sales and Marketing Manager, said “we decided to let the apartments rather than sell them as the rental market is extremely buoyant in this area, there for this is a good investment opportunity.”

Margaret Lacey, of  Curry and Partners, the Birmingham and Sutton Coldfield estate agents handling the lettings, agreed  Sherborne Place was in the ideal location.

“High quality and good size accommodation makes Sherborne Place an excellent choice when it comes to looking for comfortable and affordable homes to live in.

“Since the new year the activity within the rental market has been excellent and these well-presented apartments have proved exceedingly popular with most of the apartments already having been reserved.”

So successful was a preview weekend last month that William Ashley Developments  have secured reservations for a significant number of the luxury apartments and town houses ‘off-plan’.

Alexandra Downes, sales and marketing manager for William Ashley Developments  said: “We shouldn’t really be surprised at the success of the preview weekend in January. It just shows how impressed buyers have been with the development at Kings Gate. They really are superb homes that offer something for everyone.

“Kings Gate is right at the heart of a thriving community with superb access to shops, supermarkets and Birmingham city centre for work. It is a perfect location with many local amenities.”

So certain that the remaining apartments and houses will be in demand and will sell quickly, William Ashley Developments have organised another preview weekend on Saturday and Sunday, March 3 and 4. The event runs from 10am-4pm at The Kitchen Garden Café in York Road, Kings Heath, Birmingham.

Visitors will have a chance to view the plans, the specification and scroll through computer generated images of how the finished development will look.

The developers believe the new apartments are an excellent option for first-time buyers, working and professional couples and sharers who are looking for a high quality home in a convenient location. It is likely that the houses will be of particular interest to families.

Kings Gate is William Ashley Development’s latest project in Kings Heath, Birmingham.

There are still a number of properties available including apartments with two double bedrooms with ensuite and main bathroom in the Gate House; and apartments with one double bedroom, one single bedroom and main bathroom in the Courtyard. Prices on the remaining apartments start at just £147,500.

And there are still a good selection of four bedroom, three-storey townhouses, each with private gardens to the rear and parking to the front, starting from £284,500.

It is the little – yet significant extras – that have been drawing eager buyers to the development.

Each apartment comes with allocated off-street parking and there are superb communal gardens for all of the residents.

People at the January preview who reserved their new homes off-plan were able to take advantage of special prices. And, as an extra bonus from William Ashley Developments, those who put their names down at the preview weekend in March will each receive a free 27-inch LCD television when they move into their new home at Kings Gate.

The luxury extras don’t stop there.

“Our bathrooms and tiling are all from Porcelanosa and the fully integrated kitchens include fridge freezer, washer dryer and dishwasher,” said Alexandra.

“Kings Gate is already proving very popular with the public as was shown by the flurry of sales activity last month.”

“Anyone interested in pre-registering for information on off-plan opportunities, can call us on 0121 688 8889, or email us at a sales@william-ashley.co.uk to receive regular updates.”

First time buyers and investors will have the benefit of on-hand independent financial advice at a special event in Tamworth on Thursday, October 19.

William Ashley Developments is holding an Open Evening at Tavinor Place and will have experts from Clear Independent  Mortgage & Financial Solutions on hand to discuss all aspects of residential property purchase, whether it be for occupation or buy-to-let purposes.

David Campbell, managing director of Clear Independent Mortgage & Financial Solutions, will be attending to guide visitors through various options available to them.

“There are thousands of mortgage products available in the UK at any given time,  resulting in a vast and potentially confusing minefield for people to try and work their way through” he said.

“At the Tavinor Place Open Evening, we will be able to discuss clients’ specific requirements and guide them through the process of choosing the right mortgage option, from the whole of the mortgage market,  that suits their particular circumstances, whether they are a first time buyer or someone seeking to become a property investor.”

Your home may be repossessed if you do not keep up repayments on your mortgage.

You can choose how Clear Independent Mortgage & Financial Solutions are paid: by a fee, usually 0.5% of the loan amount, or we can accept commission from the lender, or a combination of both (tel: 0121 232 4632 or email: enquiries@clear-imfs.co.uk)

York Road offers something for everyone

William Ashley Developments Ltd has started work on a new development in Kings Heath, Birmingham that promises something for everyone and all budgets.

The Jewellery Quarter-based niche developer is launching a new site in York Road, Kings Heath, that will feature a mix of ten 2-bed apartments and five 3 storey townhouses.

The decision to develop the site is a homecoming for Mike Downes, managing director of William Ashley Developments, as he grew up just around the corner in the former fire station house in Silver Street, where International Stock now stands.

He said: “The development at York Road will follow on from our very successful development of 24 apartments at Tavinor Place in Tamworth.

“This development will be built to the same exacting standards and offer allocated parking and residents gardens set on a private road.

“We expect it to be particularly popular and to prompt considerable off-plan interest as it offers ‘city living’ without hyped up city centre prices.

“Kings Heath offers good access to Birmingham city centre and yet is only minutes from the north Warwickshire and Worcestershire countryside.”

Sales and marketing manager Alexandra Downes said: “With the show apartment not scheduled to open until early 2007, we have had a surprising amount of inquiries.

“It has a great location, just off the popular High Street (A435), which has an excellent selection of shops, banks, supermarkets and post office. Bus routes go directly into the city centre every few minutes and you can travel south directly on to the M42.

Mark muscles into Tavinor Place

A 27-year-old fitness instructor and health club duty manager has become the first owner-occupier to move into Tavinor Place, William Ashley Developments Ltd’s exclusive apartment development. Mark Bagnall works in Tamworth at the local Living Well health club where he combines his role as duty manager with taking fitness classes and working as a personal trainer. He said he chose Tavinor Place while taking a stroll through Tamworth during a break from work, having read about the development in a feature in a local newspaper. “I immediately liked the look of Tavinor Place and thought that it was somewhere that I would like to live,” he said. “I went to look at the show apartment when it opened and the sales lady Elaine Keeling was keen to show me the apartment immediately upstairs although at first I didn’t think it was exactly what I was looking for. “As soon as I saw round it, I knew that it was precisely what I wanted,” he said. “I love the location and I am very pleased with the development and in particular the finish.” Alexandra Downes, sales and marketing manager at William Ashley, said: “We are delighted that Mark is so pleased with his purchase. Tavinor Place was designed with first time buyers and down-sizers in mind as it is so near to the town centre. “Fourteen apartments out of the total of 24 were snapped up very quickly and we are well on the way to selling out on the next phase which is currently nearing completion.” She said that as a family-run firm William Ashley Developments was able to spend more time and attention to picking each element of the construction and finish to ensure the highest quality specification. “This is clearly paying off at Tavinor Place and we expect it will reap dividends at our other projects currently under construction at Sherborne Place, Stechford, and at Kings Heath in Birmingham.”

Quality counts as crowds flock to view Tavinor Place

Investing in quality has paid off if the number of people viewing the new show apartment at Tavinor Place when it opened is anything to go by. William Ashley Developments Ltd reported record interest in the 24 apartments in Bonehill Road when they held a special open weekend at this unique Tamworth location.

Tavinor Place is a select development of just 24 apartments located close to the town centre, and handily placed for Ventura Park, Broad Meadow, and the railway station, motorway and A roads transport network. Each of the apartments comes with two bedrooms, an en-suite bathroom to the master bedroom, guest shower room and a spacious storage cupboard. The development includes an audio entry system to access the landscaped courtyard, residentsÕ parking area and archway entrance with electrically operated pedestrian and vehicular gates.

William Ashley's sales and marketing manager Alexandra Downes said: "Tavinor Place is a development that appeals to a variety of buyers. For those looking to escape the hustle and bustle of a city after a busy working day, Tamworth is ideal for commuters attracted to a slower pace of life and a lower overall cost of living. The beauty of Tavinor Place is that it provides the best of both worlds; close proximity to the town of Tamworth with its shops, restaurants and leisure facilities, and yet the joys of rural Staffordshire are only a short car journey away."

Visitors to the show apartment at Tavinor Place were able to see for themselves the advantages of low maintenance, exclusive residents' parking and a community feel as just some of the elements that add up to the total experience. Alexandra Downes said "Tavinor Place is ideal for those considering down-sizing. When the family have flown the nest, or you are planning to spend some time abroad each year, it is a good time to step back and assess what your real accommodation requirements are. More and more people are choosing to spend the wet and windy winter months lapping up the sun abroad and choosing an apartment in a development such as Tavinor Place can help you free up capital while giving you a base in the UK that is also a good long term investment."

Access to the motorway network means that airports such as Birmingham International Airport, Nottingham East Midlands and Coventry are a short car journey away. Prices range from £143,950 for quality accommodation which it would be difficult to find in that price range in city centre marketplaces.

William Ashley Developments Ltd is a family firm that was established in 1996 by managing director Michael Downes as a residential and commercial property development company. The company has since been involved in a number of development projects including the conversion of a barn/farm buildings into luxury mews houses and new build houses near Lichfield, and large prestigious family homes in Warwickshire. The firm really is a family affair with Michael Downes having had 35 years' experience in the construction industry including senior positions in well known regional construction and development companies. His wife Claire is a director and sister-in-law, Elaine, is a sales advisor with the company. Sales and marketing is headed by Michael's daughter Alexandra Downes, a member of the Chartered Institute of Marketing, who holds a degree in business management and a professional diploma in marketing. Her past experience includes business development for the Tussauds Group, Salisbury District Council and British Waterways. What all this means to the potential investor or owner-occupier is that William Ashley Developments is able to devote more time to hand-picking each element of the developments to ensure a high quality specification and finish.

Tax breaks help the environment

A Birmingham developer is making use of generous government tax breaks to bring a former petrol station site in north Birmingham back into use.

William Ashley Developments Ltd of Frederick Street, Hockley, Birmingham, has been selected by Trident Housing Association to provide a total development package for the provision of a complex needs unit comprising of 12 self-contained flats and associated facilities for people with autism at Bucklands End Lane, Birmingham.

The accommodation will be constructed on the site of a former petrol station which is currently undergoing bio-remediation. Bio remediation is a biological method of treating contaminated ground without the need to excavate the material to be treated. While there is a wide range of methods to carry this out, depending on the type of material to be treated, the basic principle is the introduction of oxygen into the material to promote the degradation of the contamination by the indigenous microbe population.

Mike Downes, managing director of William Ashley Developments Ltd, has over 30 years' experience in the construction industry, having held senior positions in well known regional construction and development companies. He said "On behalf of Trident Housing Association we have acquired the land, obtained planning permission and will deliver the finished building. It is a particularly satisfying project as the building will be on the site of a former petrol station, which is being recovered for use through bio-remediation, giving the land a new lease of life. A key factor in enabling us to bring this land back into use on behalf of Trident Housing Association is the tax relief available on contaminated land remediation expenditure."

Simon Littlejohns, tax partner at accountants and business advisers PKF (UK) LLP in Birmingham, explained "In essence, as long as the qualifying criteria are met, developers can claim back 150 per cent of the cost of land remediation work. This is effectively a grant to encourage firms to undertake the work which will bring back into use sites that may in the past have been passed over as 'unworkable'. Used carefully and within the rules, it can make previously unviable sites now a potential source of development land, and can materially affect the profitability of a scheme."

A Jolly Good Place to Live

Changing lifestyles and desire for more leisure time have created demand for low-maintenance 'easy' living, according to William Ashley Developments.

Based on this concept, they are launching 'Tavinor Place' a new development of 24 apartments on the site of the former Jolly Sailor pub on Bonehill Road in Tamworth.

The convenience of living in town coupled with views of 'Broad Meadow' is at the forefront of the appeal of Tavinor Place apartments. According to Mike Downes, Managing Director of Midlands based company William Ashley Developments, the apartments are designed with easy living in mind. Each apartment includes lounge/dining room with kitchen off, two bedrooms, ensuite bathroom, separate guest shower room and built-in storage. Private parking in a gated, landscaped courtyard, feature amongst the key benefits of the scheme. Mike Downes adds 'These apartments will appeal to people who want a hassle-free life, with all of the modern conveniences people expect.'

The apartments, the first of which will be completed at the end of the year, look out over the River Anker and up towards Tamworth Castle with Ventura Retail Park, Tamworth town centre and the Snowdome leisure complex within walking distance. The developers are now sending out 'Early Opportunities' brochure packs, which detail five apartments released for sale from £143,950, prior to the launch of the Sales & Information Centre at Tavinor Place in the autumn.

Geoff Tavinor, former landlord of the Jolly Sailor pub, who is leaving his legacy by naming the new development, says 'it is time to put some new life into the place, Tamworth is changing, there are more people wanting to live here but not enough homes for them.' Mr Tavinor is so pleased with the scheme that he has already signed up for one and will be moving into his new two-bedroom apartment at Tavinor Place next year.

For more information on Tavinor Place or to receive an 'Early Opportunities' brochure pack from William Ashley Developments, telephone 0121 688 8889 or email sales@william-ashley.co.uk.
